Conditions of Hire

PLEASE READ CAREFULLY AND PRINT OUT

The Hirer is responsible for the cottage and is expected to take all reasonable care of it. The cottage is thoroughly cleaned prior to the Hirer’s arrival and must be left clean and tidy at the end of the hire period.

Arrivals and Departures. Bookings are from 3.00pm on the day of arrival until 10.00am on the day of departure.

Prices. Prices are inclusive of electricity, gas and full oil-fired central heating when applicable.

Deposit. Bookings will not be confirmed until a deposit of one-third of the total accommodation rental is received. However, if the booking is made within 2 months of the commencement date, the full rental will be required.

The Balance of Hire. This will be due for payment 2 months before the commencement date and Kennacott Court (KC) reserve the right to cancel a holiday where full payment has not been received 2 months before the commencement date and to retain the deposit if re-letting is not possible.

Value Added Tax. This is included in the rental prices quoted at the current rate.

Cancellation. In the event of the hirer cancelling a holiday not less than 2 months before the commencement date, the hirer will not be held liable to pay the full Balance of Hire, although the deposit will be forfeited. (If the cottage is re-let the deposit will be refunded less an administration charge of £40.) If the whole amount was paid then only the one-third deposit would be forfeited and if re-let in time then that would be refunded with the exception of the £40.00 admin fees. If cancellation is notified less than 2 months prior to commencement date, the Hirer will be liable to pay the Full Balance of Hire unless the holiday is re-let. All cancellations should be immediately notified in writing to KC. The Hirer is advised to take out his own Holiday Cancellation Insurance.

Damage. Damage and breakages are the legal responsibility of the Hirer and their cost shall be refundable on demand. However, minor accidental breakages will not normally be charged for.

Motor Cars and Personal Belongings. Baggage and personal belongings are at the Hirer’s risk at all times. No responsibility can be accepted for loss or damage to motor cars.

Party Size. No more than the maximum number of persons as stated for each cottage is permitted without the specific consent of KC and additional charges will normally be incurred if this party size is exceeded.

Children. Cot, high chair and stair-gate are available to each cottage by prior arrangement, free of charge. Push chairs, play pens and a wheelchair may be hired.

Bed Linen. Provided in the form of duvet covers, bottom sheets and pillow cases. Towels (including swimming towels) are provided; please bring your own beach towels. Beds will be made up. Visitors staying more than one week will be supplied with fresh linen and towels each week. Maid service is provided on request at extra cost. Bottom sheets and towels are provided for cots – hirers should bring their own cot duvet or blankets.

Pets. Dogs must be kept on a lead except on the Nature Trail. They must not be allowed on the furnishings or left unsupervised in the cottage.

Smoking. In the interests of safety and for the comfort of other visitors, no smoking is allowed in any of the cottages, or in any of the internal communal areas.

Fire Blankets. These are provided in all kitchen areas and Hirers should locate these and the means of escape in the event of a fire, as soon as they arrive.

If for any reason beyond the owners’ control (eg fire damage), the property is not available on the date booked, all advance payments will be refunded in full and the hirer shall have no further claim against KC.

KC undertake to repair or replace any faulty equipment with all due diligence. However, no claims will be entertained in respect of equipment which remains faulty for reasons beyond KC control.

KC Reserve the right to decline accommodation and demand the immediate withdrawal of any persons behaving in a manner detrimental to the property or comfort of other guests.
